These terms apply to your use of the site. By using it, you accept them. How we handle personal data is explained in our privacy policy.

The site presents Creta Hills and the residences we are building near Rethymno, Crete. It is general information. It is not an offer to sell, and it is not financial, legal or tax advice.

No contract is made through the site or the contact form, and sending an enquiry does not reserve a residence. A purchase is agreed only in written agreements signed by you and us, including the notarial deed Greek law requires for property. Those agreements alone set out what is sold, the price and the terms, and they take precedence over anything on the site.

Prices, phases, availability, areas, plans and specifications on the site are indicative and may change until they are confirmed in a signed agreement. A residence shown as available may already be reserved. Prices are in euros. Which taxes and purchase costs apply, and who pays them, is set out in the purchase agreement.

Many images on the site are computer renders of residences, facilities and gardens that are not built yet. They show the intended design and are not part of any contract: the finished project may differ, for example in materials, colours, furnishing, planting and views. What a residence includes, its furniture and equipment among them, is set out in the purchase agreement and its specification. Construction progress photos show the site at the date given.

The returns calculator and the figures on rental income, occupancy and returns are estimates based on our current assumptions. They are not a promise of future performance, and actual results may be lower. A guaranteed return, such as the Guaranteed Model's fixed returns for the first three years, binds us only as and to the extent set out in the signed agreement that provides it, and on its conditions.

The value of property and the income from it can go down as well as up. Before you invest, we recommend independent legal, tax and financial advice.

Some information on the site, for example about Crete, tourism, flights, the property market and RG Village Crete, comes from third parties. We check it with care, but cannot guarantee that it is complete or current. Links to other websites are there for convenience; we are not responsible for their content.

The site's content, including its text, renders, photos, videos, plans, logos and the Creta Hills name, belongs to us or to those who licensed it to us, and is protected by intellectual property law. You may view, download and print it for your own use, for example to consider a purchase or to share it with your advisers or family. Any other use, such as publishing it on other websites or in listings, needs our written permission.

Please do not try to gain unauthorised access to the site, disrupt it, or send spam or harmful code through the contact form. We may change, suspend or withdraw the site, or any part of it, at any time.

We take care to keep the site accurate and up to date, but cannot guarantee that it is complete, free of errors or always available. As far as the law allows, we are not liable for loss arising from reliance on information on the site, or from the site being unavailable.

Nothing in these terms limits liability that the law does not allow us to limit, such as for fraud, wilful misconduct, gross negligence or death or personal injury caused by negligence, or your rights as a consumer.

These terms are governed by the law of the Republic of Cyprus, and the courts of Cyprus have jurisdiction. If you are a consumer living in another EU country, you keep the protection of the mandatory law of that country and may also bring proceedings there. Purchase agreements are governed by their own terms.
