Investment Calculator

Every owner in the investment model chooses one of two return models.

• Guaranteed Model: a fixed return of 5%, 5.5% and 6% of the price in years one to three, paid regardless of occupancy, as set out in the signed agreement.
• Dynamic Model: a return tied to the operating revenue, of up to 10% depending on seasonal occupancy. The calculator illustrates it at 8%, 9% and 10%; this is not a forecast.

Both models include 30 nights a year in your residence, during designated periods. If you give them up (Investment Only), you receive a 13th month of returns instead, and you can opt in or out at any time. You can also keep a residence for your own use only, outside the investment model.

Your nights are valued at €350 a night, based on comparable rates in the area: €10,500 a year for each residence. They are a benefit in kind, not cash, so the calculator shows them apart from the returns.

The calculator shows the returns and the value of your stays as Creta Hills publishes them, before any tax. It does not include:

• the taxes and fees of buying, such as VAT or transfer tax, the notary, the land registry and your lawyer,
• tax on the returns, which depends on where you are tax resident,
• anything after year three, for which no figures have been published.
